ServicesRoof Replacement
Roof Replacement in Mustang With the Full Price in Writing
When your roof is past fixing, we replace it from the deck up. Before anyone pulls a shingle, you get a written scope that lists every layer, every line item and what happens if we find rotten decking. No add-ons sprung on you halfway through.

Repair or replace: how we decide
Plenty of roofs can still be fixed. A few blown-off shingles or a cracked pipe boot is repair work, and we'll say that up front. A new roof starts to make sense when the shingles are worn out from one end to the other, leaks pop up in a new spot every year, or hail has beaten up so much of the surface that patching just buys a little time.
Spring hail and hard wind around Mustang do most of the aging. A roof that has ridden out a lot of storm seasons can be close to done even when it looks fine from the street.
We'll tell you straight which side of that line your roof is on. If it's a fix, our roof repair page covers that work. If it's a new roof, we put the whole job on paper before you agree to anything.
What's in a roof replacement
- Full tear-off
- We strip the old shingles and underlayment all the way to bare wood. Stacking new shingles on worn ones can cover up soft spots and puts extra load on the framing, so the only way we quote it is a tear-off.
- Decking check and repair
- With the deck bare, we walk it and mark soft or rotted boards. Your estimate lists the price per sheet ahead of time, so a bad board never turns into a surprise bill.
- Underlayment and ice barrier
- Synthetic underlayment covers the whole deck. Valleys, eaves and the areas around chimneys get a self-sealing barrier, which helps when winter ice backs water up under the shingles.
- New flashing and vents
- Drip edge, step flashing, pipe boots and roof vents get replaced, not reused. Old flashing is where a lot of new roofs leak.
- Wind-rated nailing
- We nail each shingle to the maker's high-wind pattern. That pattern is what holds the roof down when Oklahoma gusts hit.
- Cleanup and nail pickup
- Tarps go over plants and flower beds before tear-off. The old roof leaves in our trailer, and a rolling magnet picks up stray nails in the grass and on the drive.
Signs your roof needs replacing, not patching
Grit in the gutters
Shingles lose their granules over time. Sandy grit collecting where the downspouts empty tells you the shingle surface is wearing thin.
Shingles lifting at the corners
When the corners turn up into a cup shape or a tab splits straight through, the shingle has dried out and gone brittle. Those are the ones the next strong gust peels off.
Leaks in more than one room
One leak is usually a repair. Stains in different rooms, year after year, point to a roof failing all over.
Hail bruising on several slopes
Dark circles where granules got knocked off weaken the shingle. When they cover most of the roof, a patch won't hold up. Our storm damage repair page covers the claim side.
Patches on patches
If your roof has been fixed three or four times in a few years, you're paying for a new roof slowly.
What adds up to the cost of a new roof
We price each roof from its own measurements and condition, so you won't get a number from us until we've been on it. Below are the pieces that build the total. Each one gets its own line on the written estimate you hold on to.
Roof area and pitch
We measure roofs in squares, and one square is 100 square feet. The steeper the pitch, the slower each square goes and the more safety gear it takes.
Number of layers to remove
One layer comes off faster than two. Every added layer means more labor and more weight going to the dump.
The shingle you choose
Impact-resistant shingles run higher than standard architectural shingles, but they stand up to hail better. Some insurers offer a discount for them, so ask your agent.
Shape of the decking
Nobody can see the deck until the old roof is gone. For that reason, the price per sheet is written down before we start.
Roof features and permits
Skylights, chimneys, valleys and lots of vents all call for more flashing. If your city requires a permit, the fee sits on its own line.
How a replacement goes, start to finish
- 1
Look and measure
We get on the roof, check the attic, measure every slope and take photos. You see what we saw.
- 2
Written estimate
The estimate spells out tear-off, layers, materials, flashing, vents, permit, cleanup and the per-sheet decking price. If it isn't on the paper, we don't charge for it.
- 3
Set the date
We schedule around the weather and confirm the day before. Move cars out of the driveway and we handle covering plants and siding near the work.
- 4
Tear-off and install
Most houses take one or two days. We tear off and dry in one section at a time, so your home isn't left open if a storm builds.
- 5
Final walk
We walk the roof and yard with you, check for nails and go over the paperwork, including photos of any decking we replaced.

Roof replacement questions
How many days will the new roof take?
Most houses need one or two days of roof work. Larger, steeper or double-layer roofs may take more. If the weather pushes back your start, we let you know right away.
Wouldn't roofing over the old shingles cost less?
Slightly, up front. But the new layer hides soft decking and worn flashing, and the framing has to hold the weight of both. We prefer to take it down to the wood and repair what's there while it's in plain view.
What happens if the wood under the shingles is bad?
You see photos before any sheet gets replaced. The per-sheet price is already written on your estimate, so the cost is set in advance. It's the only line that can change, and only by that fixed amount.
Should I be home during the job?
Not the whole day. It helps to see you in the morning before we begin and again at the final walk. The work is noisy and walls can vibrate a little, so take down any pictures hung close to the roofline.
Does insurance cover a new roof?
It may, if hail or wind did the damage. We photograph what we find and explain the usual claim steps, but the adjuster decides what is covered. A roof that's just worn out with age usually isn't a claim.
